We are Tile Roof Specialists, Inc. — Steve Oxier and Marshall Hoerl. Between us we have over 80 combined years of experience working exclusively on tile roofs in Central Florida. We are not a large company and we do not pretend to be.

What You Should Know About Your Tile Roof

Your roof protects everything you hold dear. It must not leak — and when it does, you want it fixed right. You already know that a tile roof is different from all other types of roofs. Most roofers work on a tile roof just a few times a year. We work on tile roofs every day and have over 40 years of experience doing just that.

The truth is there are many honest and talented roofers — but while they may be very experienced at other kinds of roofs, tile is a specialty. More damage can be caused by an inexperienced worker on a tile roof than the original problem ever would have caused. You can be sure that we understand your roof and we know what to do to solve your problems.

What actually protects your home is not the tiles themselves. Contrary to popular belief, the tiles on your roof are not what keeps rain out. Under the tiles is your real protection — the underlayment, sometimes called the base sheet. There may be more than one layer. This is laid over the wood decking of your roof, and the tiles are installed on top of it. Along with metal flashings around chimneys, valleys, and vent pipes, the base sheet is what stands between your home and water intrusion.

Tiles may be attached by various methods: nailed, screwed, foam adhesive, mortar, or nailed to battens (strips of wood running over the underlayment). Understanding how your specific roof was built is part of how we diagnose problems correctly.

In fact, we rarely see a tile roof that actually needs to be replaced. In most cases the right repair is all that is needed — and we have a customer in Winter Park with an original tile roof from the 1930s.

The good news about tile roofs in Florida: Most damage to roofs is caused by the sun’s UV rays. Because the tiles shade the underlayment beneath them, the sun cannot penetrate and destroy it the way it destroys exposed roofing materials. That is why a properly maintained tile roof can genuinely last the lifetime of a home.

Problems occur regardless of the age of the roof. If you see water stains on your ceiling, stains along the eaves or soffit, or any sign of moisture inside your home, take action promptly. Water that finds its way in will cause mold, rotted wood, and pest infestations over time — all of which are far more expensive to address than the original roof repair would have been.
