Our unique two-step approach to tile roof leak repair. We find the real source of your leak first — then we fix it right. We have unique and proprietary ways to find and repair tile roof leaks that other roofers simply do not use.

Most tile roof leaks that come back — and plenty do — come back for one reason: the roofer fixed where the water showed up, not where it actually came in. Water travels. It enters your roof in one place and can show up on your ceiling in a completely different location. If you patch the wrong spot, the leak returns with the next rain.

We developed our Sleuth & Surgeon approach over decades of working exclusively on tile roofs because we got tired of seeing homeowners who had already paid someone else to fix a leak that was never actually fixed. The two-step method is how we make sure that does not happen to our customers.

The Sleuth

Finding a leak in a tile roof is kind of like being a detective. Water stains on your ceiling can be deceiving — water runs to its lowest point, and the tiles can carry it, collect it, or disperse it in any direction. Most of all, the tiles hide the problem entirely.

Finding the real entry point of that rain water requires experience, determination, and diligence. You have to know how water moves under a tile roof, how it collects at certain points, and how to read the clues it leaves behind. That is the Tile Roof Sleuth — and it is the step that makes everything else possible.

We do not touch a single tile for repair until we are confident we have found the true source. This step cannot be rushed.

The Surgeon

After the real entry point has been discovered, it is time for the Surgeon. The roof must be carefully opened — tiles removed with care so they can be reinstalled properly — the damaged area revealed, and the repair made correctly underneath.

Then the roof is closed. Tiles are reinstalled. Ridge mortar is matched. Flashings are sealed. And when we leave, the repair should look as close to the original as possible. We do not like scars. You may have seen tile roof repairs that stand out like a sore thumb — tiles that do not match, visible patches, missing pieces. Those are not our repairs.

What you will notice when we leave is that your roof does not leak anymore.

Why This Approach Makes All the Difference

A tile roof leak is not always where it appears to be. We have been called out to homes where a previous contractor patched the same spot two or three times — because they kept fixing where the water showed up on the ceiling rather than tracing it back to where it was actually entering the roof.

Every time that happens, the homeowner pays again. Every time it rains, they wonder. The leak never really went away because it was never really found.

We Listen First

You tell us what you have seen and when. Where the stain is. When it leaks. Whether it is every rain or only certain winds. This information is part of the investigation and helps us narrow down where to look.

The Sleuth Goes to Work

We inspect the roof carefully and methodically, tracing the path water would travel from every likely entry point to where it shows up inside. We look at flashings, mortar, tiles, valleys, and penetrations. We do not stop until we are confident we have found the real source.

We Tell You What We Found and What It Will Cost

Before we touch anything, we explain exactly what we found and exactly what it will take to fix it. No surprises, no pressure. You know the full picture before you make any decision.

The Surgeon Makes the Repair

We open the roof carefully, make the repair properly, and close it back up. Tiles are matched as closely as possible and reinstalled cleanly. Mortar is matched. The goal is always to leave the roof looking exactly as it did before we arrived — except that it no longer leaks.
